Littlemore House Refurb

Refurbishing a Landmark Building with a High-Profile Programme

In early 2025, Laing O’Rourke began refurbishment works on Littlemore House, a well-known building in Littlemore, Oxford. This was one of the most expensive private projects ever undertaken in the area. The goal was to modernise and transform the property while preserving its structure and history.

We were brought in to deliver the scaffolding required for access and safety across the full building perimeter. This was not a simple scaffold setup. The site was tight, logistics were limited, and timing was critical. We had to design a safe, efficient system that would support the refurbishment without causing delays or disruption.

Site Conditions and Constraints

The footprint of the building left very little room to manoeuvre. Materials had to be delivered and handled carefully. Scaffolding had to be installed around crane lifts, temporary works, and ongoing construction activity. Our team had to work around multiple trades on site while meeting a high standard of safety and delivery.

  • The site was narrow with limited laydown space.
  • All scaffold movements had to be coordinated around crane operations.
  • There were strict access routes and delivery times to follow.

Scaffolding Scope and Design

We supplied and installed a full tube and fitting scaffold system using Readylok transoms, allowing us to keep the installation solid and aligned. The design had to give safe access for all trades, while providing full perimeter coverage and platforms for materials handling.

We phased our installation to match construction progress. Our scaffold included:

  • Multiple lift levels for façade access
  • Loading bays for materials
  • Edge protection systems across working platforms
  • Stair towers for regular access and egress

Each scaffold element was installed with care to avoid clashes with other activities on site. We held daily meetings with site supervisors to check alignment with ongoing works.

Working Around Programme Pressure

Laing O’Rourke had a tight programme to hit. Any delays to the scaffold would impact multiple follow-on trades. To stay on track, we:

  • Increased labour during critical phases
  • Scheduled weekend work to stay ahead of deadlines
  • Kept a flexible approach to adapt quickly as site requirements changed

We monitored progress closely and worked with site teams to resolve any issues without delay. Our scaffold team remained responsive, proactive, and focused on keeping the job moving.

Health and Safety

Littlemore House required high standards of health and safety. Our approach followed all best practices for working at height and scaffold compliance:

  • All scaffolds inspected weekly and after any adaptations
  • Clear signage and access restrictions were installed where required
  • Platforms were fully boarded with toe boards and double handrails

Every member of the team followed site-specific inductions and safety briefings. Our management carried out spot checks throughout the programme to maintain control and quality.

Client Relationship and Feedback

Our relationship with the client was strong from the start. We stayed in regular contact with their site and project managers to confirm progress and report issues early. This helped maintain momentum on site.

The client said:

“We’re very impressed and Allsafe continues to remain on top of the programme.”

Their feedback reflected the positive working relationship, the smooth progress of the scaffolding phases, and the quality of the finished structure.

What Made This Project Stand Out

  • This was a high-profile refurbishment with a large budget and complex demands.
  • The site required constant communication between all contractors and suppliers.
  • The scaffolding work had to support both temporary and long-term construction phases.
  • Our adaptability and planning helped avoid programme delays and reduced pressure on other teams.

Final Outcome

Our scaffolding helped Laing O’Rourke meet its deadlines and deliver one of the most anticipated refurbishments in the area. We kept access open, trades working, and the site safe. Our scope was delivered as planned with zero delays and full compliance.
